We use high quality natural materials bought at living-wage prices from UK suppliers, and we pay our building teams well.

Our profit margins are calculated at a rate that reflects the uniqueness of what we’re offering and supports our broader mission.

All this brings the prices up to what they are.

At the same time, it should be noted that our prices are competitive for bespoke garden rooms/small annexes in the UK market, which cost on average between £250–£400+/ft². In comparison, our smallest garden room comes in at around £360/ft², while our medium size costs around £230/ft², and the larger size costs around £200/ft².

We recognise that the price tag is still fairly high and will put a WyldRoom out of reach for most households. While we do regret this, we also acknowledge that for many people the cost will be well within range.

Our broader project aims to serve people from across a wide spectrum of economic circumstances, and WyldRooms are a high-end offering whose purpose is to fund that broader project.

Under UK Permitted Development rules, most garden rooms can be built without planning permission as long as they meet a few key criteria:

• The building must sit behind the front of the house and occupy no more than 50% of the garden area.
• If placed within 2 metres of a boundary, the overall height must not exceed 2.5 metres; if positioned further away, the roof can be higher, up to 3 metres for a flat or single-pitch roof, or 4 metres for a dual-pitched design.
• Garden rooms must be used for purposes incidental to the main home—such as an office, gym, or studio—and cannot be used as regular sleeping accommodation.
• Additional restrictions apply to listed buildings and certain designated areas.

WyldRooms are built to last for at least 50 years. With good care and maintenance (as with any natural building), your WyldRoom could easily live for much longer than that.

The waterproof rubber membrane under the green roof will be the first thing to go. These have a 25 year manufacturer's warranty, but are expected to last 50 years. Replacing them is relatively simple, taking only a day or two.

We can, for a small extra cost, fit a double membrane during construction, meaning that a new roof wouldn't be needed for 50 years absolute minimum, and probably not for 100.

Everything else, if kept dry through good roof maintenance and regular use, should last indefinitely.

The oldest surviving examples of straw-bale houses are well over 100 years old now and still going strong, and there's no reason WyldRooms walls should be any shorter-lived than that.

There's typically between 2 and 4 weeks of activity on site, depending on WyldRoom size, with some intervening weeks for plaster drying. In total, it'll take no more than 6 weeks from beginning of works to full completion.

Lead time will vary depending on demand.

We'll be a team of up to 6 natural builders working on site respectfully and as peacefully as possible.

We’re based in South Devon at the moment and are prioritising orders in that area for now, but we're definitely open to discussing projects across the UK.

Site

• We need a fairly flat site: max 7% gradient.
• It needs to be well drained.
• It needs to have good overhead clearance.
• Permitted development requirements need to be met - see question about planning permission above.

Access

No heavy machinery is used to build a WyldRoom, and all tools and materials can be carried to the build site on foot if needed.

We can, therefore, easily build in a far corner of even the most secluded garden.

We'll just need delivery access to somewhere fairly nearby for delivery of materials.
